Housing slump afflicts medical office sector

A slowdown in new home construction has left developers of medical office space in a pinch to find doctors to fill their facilities.

The Las Vegas Valley is overbuilt in medical offices as demonstrated by the vacancy rate that jumped to 14.2 percent in 2007's fourth quarter, the highest rate since 2000's fourth quarter, according to CB Richard Ellis. The vacancy rate was 10 percent a year ago.

Nearly 1.2 million square feet of empty medical office space can be found in 8.3 million square feet in 210 buildings of 10,000 square feet or more. That's an even bigger hit for developers because their cost is 20 percent higher for medical offices than standard commercial space.

There is no indication the market will improve. Fifty-two thousand square feet of space became vacant in the fourth quarter than came on line. In 2007, 415,000 square feet were completed, and 17 buildings containing 1 million square feet are under construction.

"With the slowdown of homebuilding, the demand for medical offices in the suburban areas has also become soft with significant vacancies beginning to occur," says Craig Shute, managing director of CB Richard Ellis' Las Vegas office.

The highest vacancy rate has been in the southwest valley, which had a staggering rate of 37 percent, up from 14 percent in the second quarter. That's been a hot market for medical offices with the opening of two hospitals, Shute says. About 330,000 square feet were built in the southwest in 2007.

Other parts of the valley have had steady vacancy rates. The southeast had 17.3 percent; central/east, 15.2 percent; and west, 12.6 percent. The northwest and North Las Vegas have the lowest vacancy rates at 7 percent.

Despite the increasing vacancy, Shute says he's optimistic about the market's future. He expects a slowdown in construction in the southwest and west with some projects delaying starts. It's just a matter of time before population growth will spur more demand, he says.

Several national developers are investigating opportunities to build surgery centers.

  • Silver State Bank negotiated a $16.8 million loan to Sunset Southwest for the purchase of 19 industrial acres at Sunset Road and Jones Boulevard.

  • The landscape division of Gatski Commercial Real Estate Services recently won two TOBY awards for Century Park at 5850 S. Polaris Ave. and three buildings at 4200, 4300 and 4390 Flossmoor St. from the Building Owners and Managers Association.

  • Core Construction is building a professional office building on Sunset Road at Rainbow Boulevard. Las Vegas Urology will occupy the 31,876-square-foot two-story medical office building. The remaining space will be leased.

  • The Nevada chapter of the Society of Industrial and Office Realtors has elected its 2008 executive committee. Randy Broadhead of CB Richard Ellis is president; Kevin Higgins of Voit Commercial, president elect; Soozi Jones Walker of Commercial Executives, secretary/treasurer; Donna Alderson of CB Richard Ellis, admissions chairwoman; Kevin Higgins of Voit Commercial, sponsorship chairman; Pat Marsh and Dan Doherty of Colliers International, programs co-chairmen; Tom Naseef of Coldwell Banker, education chairman; Chuck Witters of Lee & Associates, business development/retention chairman; Dean Willmore of Prudential CRES/IPG Commercial, marketing and advertising chairman; and Mike DeLew of Colliers International, special events chairman.

  • There has been a management restructuring of sister companies Kalb Construction and Kalb Industries of Nevada. George Kalb will remain president of Kalb Construction along with his son, Jeff. Dean Shepardson will serve as director of operations. Steve Kalb will serve as president of Kalb Industries along with his son, Justin, who will serve as vice president of commercial construction. The restructuring will take place over the next several weeks.

  • The National Association of Women in Construction will partner with Girl Scouts of Frontier Council for the second year to host a day of workshops for girls to learn about career opportunities in the construction industry and to earn their "Ms. Fix It" badge. More than 100 Junior Girl Scouts between ages 8 and 11 will attend the workshops from 9 a.m. until noon Saturday at council offices at 2941 Harris Ave.

  • The State Contractors Board has revoked the license of four contractors. Pro West Construction of Henderson filed for bankruptcy. Kase Contracting of Las Vegas was cited for abandoning a construction project. Desert Lawn Solutions of Las Vegas was cited for substandard workmanship, failure to keep in force a bond or cash deposit and other violations. Southwest Paving was cited for failure to establish financing responsibility.

  • LaPour has named R&O Construction as its general contractor for the 123-guest room element by Westin Hotel. The project recently broke ground at the northeast corner of Interstate 215 and Town Center Drive. The project is scheduled to be completed in the third quarter.

  • GSC Development has jumped ahead of its construction timeline for the Park at Spanish Ridge II. It is scheduled for completion in 2009's third quarter. The second phase is 17 buildings. When completed, the park will have 620,000 square feet of office space at I-215 and Russell Road.
