A common complaint of residents in high-end, high-rise condominiums is that they pay exorbitant prices for a cookie-cutter look that is indistinguishable from other units in a project.
Chet Nichols of AmLand Development was determined to make sure that didn't happen at his project ONE Las Vegas.
The combination of sizes, distinct floor plans and available upgrade options almost guarantees that residents of ONE Las Vegas can create a living space that is unique.
There are 14 floor plans available with sizes ranging from 830 to 2,850 square feet. Although a few of the plans have only subtle variations, most are markedly different.
"There are 11 distinctly different floor plans, and we can customize the units within those floor plans," Nichols said. "Our units on the top three floors, which we call the collectibles, have a higher level of standard finishes, which we think are appropriate for unique locations on the tops of the buildings."
The mixed-use project at Las Vegas Boulevard and Windmill Lane, just east of Interstate 15, is easy to spot as it towers over adjacent properties.
"It's about as far north as you could get and get a decent land value at the time (we started the project)," Nichols said. It's convenient to the airport, but not in a flight path."
The first two buildings, which should be ready for occupancy in February, have 365 units.
When completed, the project will include five residential condominium towers, ranging from 18 to 21 stories, with landscaped open space and a massive palm-grove swimming pool with private cabanas.
A secondary lap pool, a perimeter walking trail and a tennis/basketball court are also featured. The master plan includes a state-of-the-art, 6,800-square-foot health club and spa for residents with steam and locker rooms. It will be in one of the first towers completed, so residents will have access to it right away.
A boutique hotel is planned on the 20-acre site, as well as restaurants, a coffee shop, an expanded sundry store, a dry cleaner, a deli and a hair and nail salon.

A luxury health club and spa on the adjacent property will be open to the public.
The completion date for the entire project will be market driven to some extent, but Nichols said early 2011 is the current target date.
A lot of mixed-use projects focus on the retail first or simultaneous with the residential development, and experts on such projects say that is a good concept if retail is the economic driver behind a development. Nichols said the focus of ONE Las Vegas is the residential component and although the retail is a key element, it is designed more as a complement to that.
"We're not looking to compete head to head with other retail in the area," Nichols said. "Instead of retail merchants, ours are really retail services. That would be a more appropriate description."
Nichols said the close proximity to Town Square, a new mixed-use development located just a few blocks away on Las Vegas Boulevard, actually benefits his project.
Town Square focuses on more traditional retail and includes several restaurants, a movie theater and a grocery store, but no residential component, so the two projects complement each other.
"There is no single catchphrase that you can link to this project," Nichols said, "but you start with location."
He describes ONE Las Vegas as a suburban lifestyle in an urban setting. The proximity to I-15 and Interstate 215 make the project only a short drive from the Strip, Henderson, Summerlin and downtown Las Vegas.
Other amenities within the project include a billiards room, a multimedia theater room, a sports bar, special events rooms and a business center.
There is also a valet service and on-site concierge service and the units are technology savvy with state-of-the-art voice video and data connectivity.
Other interior features include 10-foot ceilings, large terraces, recessed lighting, granite kitchen countertops, natural wood cabinets, Jenn Air appliances and alarm-system prewiring. There are also upgrade options available on many of the interior amenities.
Units range in price from $395,000 to $2 million.
The project is a joint venture of AmLand Development and international developers B.S.R. Group.
AmLand Development is best known for its recent development of the Park Avenue Condominiums just off of Las Vegas Boulevard South. B.S.R. Group has built more than 26 projects worldwide, including Waterfront Square in Philadelphia and the Toyota Tower in Tel Aviv, Israel.
